HOLIDAY HOUSE RENTAL AGREEMENT
(Example Only)

A
reservation deposit (50% of Total Rental Rate) is required to confirm any
reservation and must be received within 7 days of making the reservation.
Otherwise, the reservation will be canceled. Deposit may be paid by credit
card or personal check.

Balance due at Owner’s residence on day of Arrival in US
Funds-VISA/MasterCard, money order, traveler’s checks, cashiers or certified
check. Personal Checks only accepted if upon owner’s consent, full
amount is paid in advance or balance due is received 2 full weeks in advance
of arrival date.
____ Charge to credit card or pay by cash,
money order, traveler’s, cashier’s or certified check on day of arrival.
____ Pay by personal check received 2 full
weeks in advance of arrival date.
The tenant agrees in consideration of the
use and occupancy of the premises herein specified:
- To use said premises as a residence ONLY. No more than 8 people may reside
there. The only exception is 1 infant in a crib. This is a family oriented property. If a house party develops, all vacationers
will be asked to leave immediately without refund. This policy will be enforced without exception. Groups renting under
false pretenses will be evicted without refund. Over occupancy is considered
a SERIOUS VIOLATION of this lease. Hosting parties, RV’s or Campers, and
subletting are not permitted and are Grounds for Eviction.
- A credit card number is required upon reservation for security purposes.
It will not be used if: a) All provisions of the agreement are complied with.
b) The property and contents are left in undamaged condition (To be
determined by owner).
- Aside from normal wear and tear, you will be held responsible for damages to the property caused by neglect, intentional abuse or caused by violation of our policy as outlined in this agreement. Please report accidental damages to
owner.
- It is expressly understood and agreed that the owner of said premises,
shall be not be liable for any damages or any injury to tenant or his family
or to his family’s property from whatever cause arising from occupancy of
said premises by tenant and his family. It is further understood and agreed
that owner shall not be responsible for any personal property left by tenant
in said premises.
- It is understood and agreed that owner shall have the right to enter and
inspect premises at all reasonable times to insure maintenance and safety and
to show the property to prospective tenants or buyers by specific
appointment.
- Sorry, no pets are allowed.
- While we cannot guarantee breakdowns will not occur, every effort is made
to keep appliances, air conditioners, etc. in good working order and in the
case of a breakdown, we will do our best to repair as soon as possible.
- A signed copy of this agreement must be received by owner prior to arrival
date.
- Cancellation & Refund Policy:
- If for reasons beyond our
control the unit reserved becomes unavailable, we reserve the right to
cancel the reservation and return the any rental monies paid by the
tenant within 10 business days.
- 80% refund of monies received
will be made if tenant cancels reservation more than 30 days prior to
the arrival date and if the property is re-rented for the full amount of
the original reservation.
- No refund on monies received
if tenant cancels reservation within 30 days of the arrival date.
Exception: At the discretion of the owner, 80% refund of monies
received due to sickness, death or mandatory evacuations.
- No refund or rate adjustment
will be made for mechanical failure.
